Deere & Co. paid Ryan Cos. US Inc. $27.8 million for property located at 5800 S.E. Delaware Ave. in Ankeny. The property includes 35 acres and a 350,150-square-foot warehouse constructed in 2020. The transaction occurred March 8, 2021.

Des Moines
A group of investors paid Hurd Industrial LLC and Palamar Industrial LLC $26.2 million for property at 5701 Park Ave. in Des Moines. The property includes nearly 50 acres and a 526,295-square-foot warehouse built in 1958 by Meredith Corp., the publisher of Better Homes and Gardens. The company sold its interest in the Meredith/Burda printing partnership to R.R. Donnelley & Sons Co. in 1990. R.R. Donnelly closed the Des Moines printing facility in 2002. Buyers include 4427 IA LLC, a Kansas limited liability company with a 54% interest in the property;  5701 Park Partners LLC, an Iowa limited liability company with an 11.4% interest; and 5701 Investors LLC, a Missouri limited liability company with a 10.2%. Four other limited liability companies have interests in the property that range from 4.6% to 9%. The transaction occurred July 16, 2021.

Allegra Iowa LLC, managed by a Madrid, Spain, investment group, paid Crosswinds Business Park Building I LLC $22.1 million for property at 7310 S.E. Crosswinds Drive in Ankeny. Crosswinds Business Park Building I LLC is managed by Hubbell Realty Co. The property includes a recently completed warehouse occupied by an Amazon Inc. delivery station. The transaction occurred July 15, 2021.

The Flex Investors LLC, in two separate transactions, paid BP Johnson Construction Inc. and Brad Johnson Investments LC $15.8 million for properties at 3080 104th St., 10400 Buena Vista Court, 3301 109th St., and 3100, 10500 and 10701 Justin Drive, all in Urbandale. The parcels each include flex warehouse space. The transactions occurred Nov. 11, 2021.

1010 Investors LLC, a group out of Kansas City, Mo., paid Dallas-based CC Investors 1996 17 $9.8 million for warehouse property at 1010 S.E. 54th St. in Ankeny. The 14-acre parcel includes a 202,616-square-foot warehouse. The transaction occurred March 18, 2021.

Galloway Holdings LLC and Faidley LLC, located in West Des Moines, paid DRA Properties LC $9.6 million for property at 2601 104th St. in Urbandale. The 6.8-acre parcel includes a 51,200-square-foot warehouse constructed in 2018. The transaction occurred Dec. 7, 2021.

The nearly 13-acre parcel includes a building with office space, a warehouse, an auto repair shop and sheds. Mack Housby Inc., a heavy-truck dealership that services the vehicles and supplies parts, is located on property. The transaction occurred Dec. 8, 2021.
